Description
  • 3QC assisted Citibank with LEED® certification for multiple new Citibank branches. 3QC chaired sustainability meetings with all team members to establish and achieve the “green” goals set by the client. LEED® Checklist and Point Analysis was performed by specialists with a practitioner’s knowledge of how to cost effectively implement sustainable materials and energy efficient systems into the design of the projects. In addition, a commissioning quality assurance process developed by 3QC was implemented to verify that the building systems operated to meet the LEED® goals. Each building management system (BMS) was tested at the area operations center to verify control and energy efficiency of the building mechanical systems.

Description
  • 3QC was first hired to provide forensic/defect analysis including destructive testing of this apartment complex stucco and flashing system to determine the underlying cause of the moisture penetration of the exterior skin. After assessing and reporting these access compliance deficiencies, we reviewed structural related deficiencies at the corners of the buildings. Finally, a repair scope of work and estimated cost of repairs was developed.

    Litigation services included support to the owner’s counsel through expert witness, claim analysis and negotiation, depositions, mediation, and court mandated settlement conferences.

Description
  • Located in the heart of Beverly Hills, this luxury hotel achieved LEED® Gold certification. 3QC worked closely with the owner and the design-build contractor to establish and verify the quality requirements of the major building systems including the HVAC and mechanical controls system, energy efficient lighting and occupancy control systems as well as central mechanical plant operations. Significant commissioning contributions included establishment of a quality assurance process coordinating separate design-build MEP contractors to ensure functionality and compatibility among systems. 3QC was instrumental in the development of a project close-out schedule coordinating equipment start-up and testing, building flush-out, systems functional performance testing and final City inspection.
